What Makes a Vancouver Basement Different?

Vancouver basements sit under a rainy coastal climate and inside housing stock built across very different decades, so moisture control and the era of the house drive most of the work. These are the things we plan for before a single stud goes up.

Water before finishes

A finished basement is only as good as the water management around it. We look at perimeter drainage, grading, downspouts and any past seepage first, because insulation and drywall installed over a moisture problem will fail, and no inspection catches that for you.

Vancouver Specials

These boxy, front-gabled two-storey houses were mass-produced between 1965 and 1985. The front door usually sits to one side, a layout that was designed to allow main living quarters on the upper floor and a secondary suite on the bottom, which is why so many of them convert cleanly.

Pre-1970 systems

Older East Side and West Side homes often still run galvanized water lines, an undersized electrical panel, and sometimes knob-and-tube wiring in the walls we open. A basement suite adds a second kitchen and a second set of loads, so those systems get upgraded as part of the scope rather than discovered halfway through.

Separate external access

The city’s own definition of a secondary suite includes separate external access. On a sloped Vancouver lot that can mean a new exterior door, a stair well and drainage at the bottom of it, which is real construction rather than a detail you add at the end.

Ceiling height and headroom

Older Vancouver basements were not built as living space, so headroom is the constraint that decides what is possible. We measure it on the first visit and tell you honestly whether the basement suits a suite, a family room, or a lowering job, before you spend anything on design.

Do I need a permit to finish my basement in Vancouver?

It depends on the scope. The City of Vancouver requires a permit for renovation projects that include moving interior walls or existing plumbing, electrical or gas lines, and for structural repairs.

Replacing fixtures, cabinets or flooring on its own does not require a permit. We confirm what your basement needs and prepare the applications.

What is a secondary suite in Vancouver?

The City of Vancouver defines a secondary suite as an approved dwelling unit, with its own kitchen and living area as well as separate external access, within a larger one-family or two-family dwelling. Adding one to an existing house requires a permit.

Can I put two suites in my Vancouver basement?

No. Vancouver’s Zoning and Development By-law allows only one secondary suite per single family home, and a third suite is not allowed. A duplex may have two suites, but only one suite is allowed per primary dwelling unit, and suites in duplexes are not approved in all zones.

Can a basement suite be strata titled and sold separately?

No. The City of Vancouver states plainly that a secondary suite cannot be strata titled. The BC Building Code takes the same position: the secondary suite and the other dwelling unit are a single real estate entity and the suite may not be separately strata-titled or subdivided.

Is there still a size limit on a secondary suite in BC?

Not in the BC Building Code. Effective December 12, 2019, the province removed both the 90 square metre cap and the rule limiting a suite to under 40 percent of the building’s habitable space. Local land use bylaws still apply, so Vancouver’s own zoning rules govern what you can build.

What happens if a basement is finished without a permit?

A work-without-permit penalty is typically double the original permit fee, work must stop while the application is processed, and some completed work may have to be removed. The homeowner pays those fees personally even if a contractor said no permit was needed, and a suite that was never approved is not a legal dwelling unit.

How long does a basement renovation in Vancouver take?

It depends on whether you are finishing the space or creating a legal suite, because a suite adds design, permit review and inspections. Simple residential renovation projects under $250,000 may qualify for the city’s Residential Renovation Fast Track, which issues permits within a week.
