Water ingress is one of the most expensive problems in BC buildings. Catching it early is the difference between a contained repair and rebuilding an assembly you cannot see from the outside.

Signs You Have a Leak:

  • Stains on ceiling or walls
  • Soft/damaged drywall
  • Bubbling paint
  • Dripping from soffits
  • Mold or musty smell
  • Baseboards or trim lifting away from the wall
  • Flooring cupping, lifting, or feeling spongy underfoot
  • Windows that fog between the panes or sills that stay damp
  • Efflorescence, the chalky white deposit left on concrete as water passes through

A stain is where water arrived. It is rarely where water got in. That gap is what makes these repairs go wrong.

Why this is a BC problem in particular

The south coast gets sustained, wind driven rain for months at a time. Wind pressure pushes water sideways and upward into laps and joints that would shed a vertical shower without any trouble.

Housing stock matters too. Many buildings from the 1980s and 1990s were built with face sealed walls, meaning the exterior finish itself was expected to stop all water, with no drainage cavity behind it. Once the sealant aged, water got in and had nowhere to go. The failures were widespread enough that the code was changed to require drained rainscreen wall assemblies in coastal areas. If your home predates that change and has never had envelope work, the wall is doing a job it was not designed to do.

Where water actually gets in

  • Roof and flashing: valleys, chimney and skylight flashing, and the joints where a roof meets a wall
  • Windows and doors: missing or reversed head flashing, unsealed corners, and sills with no slope
  • Wall assemblies: no drainage cavity, or a cavity blocked during a later renovation
  • Decks and balconies: failed membrane, blocked drains, or a threshold sitting too low to the deck surface
  • Penetrations: vents, hose bibs, light fixtures, railing posts bolted straight through a waterproof surface
  • Grade and foundation: soil sloping back toward the house, downspouts discharging at the wall, perimeter drains that are blocked or collapsed

Envelope leak or plumbing leak?

Worth sorting out early, because it changes who you call and what gets opened up. A rough guide: if the wet patch tracks the weather, appearing during or shortly after heavy rain and drying out in between, it points to the building envelope. If it is steady regardless of weather, worsens when a fixture runs, or shows up on an interior wall with nothing above it, suspect plumbing.

Ceilings under bathrooms are the classic ambiguous case. It can be a supply line, a waste connection, a failed shower pan, or grout and sealant letting water past at the wall junction, and those are four different repairs.

How the source actually gets found

Guessing is expensive, because every guess costs an opening in a finished surface. A methodical diagnosis usually runs in this order:

  • Map the wet area with a moisture meter to find the extent, not just the visible stain
  • Look at the assembly above and outboard of the wet area, since water travels down and sideways along framing and sheathing
  • Thermal imaging to narrow down cool, damp zones behind finishes
  • Controlled water testing, wetting one element at a time and watching for a response
  • A small, targeted opening to confirm the path before committing to a scope

That last step is the one people want to skip. Confirming the path first is what stops a repair from being done twice.

Why patching the stain fails

Sealing over the symptom is the most common approach and the least durable. Caulking a joint that is meant to drain traps water inside the assembly. New drywall over framing that is still wet grows mold behind fresh paint. Repainting a ceiling resets the evidence and buys a few dry months until the next long stretch of rain.

The parts of the building that keep water out are flashing, drainage, and slope. Sealant is the last line, not the system.

What a proper repair looks like

  • Find and stop the source
  • Open enough to see the full extent of the damage
  • Remove saturated and compromised material rather than drying it in place and hoping
  • Dry the structure and confirm it with a meter before closing anything up
  • Repair the assembly so it drains: flashing, membrane, slope, and a clear path out
  • Rebuild framing, insulation, and finishes
  • Retest with water where the failure was, before the finishes go back on if possible

If you are in a strata

Responsibility depends on where the failure sits. Roofs, exterior walls, and most balconies are usually common property, while the finishes inside your unit are usually yours. Your bylaws decide the detail, so report it to the strata in writing as soon as you see it, keep dated photos, and ask whether the building’s depreciation report already flags envelope work. Delaying the report can affect who ends up paying.

Reducing the odds

  • Clear gutters and downspouts before and during the wet season
  • Discharge downspouts away from the wall, not beside it
  • Keep soil and mulch sloping away from the building
  • Keep deck and balcony drains clear, and look at the membrane once a year
  • Check sealant at penetrations and window perimeters annually
  • Run bathroom and kitchen fans long enough to actually clear the moisture

Document it from the first day you notice

Whether a strata, an insurer, or a warranty provider ends up involved, the record you keep early tends to matter more than anything you can reconstruct later. Photograph the affected area with a date, note the weather when it appears and when it dries, keep every written report and reply, and hold on to invoices for any work done in the meantime.

This matters because policies commonly treat a sudden escape of water differently from damage that built up gradually. Being able to show when you first noticed it, and that you acted, is usually the difference in those conversations. Worth reading your own policy wording rather than assuming either way.

Timing the work

There is an awkward overlap here. Leaks reveal themselves in the wet months, which is also when exterior work is hardest to do well, since membranes, sealants, and coatings want dry surfaces and reasonable temperatures. If the leak is active, stopping the water and drying the structure comes first, even as a temporary measure. Final envelope repairs are usually better scheduled for a dry stretch, provided the interim protection is genuinely holding.

Questions we get asked

The stain dried out. Is it fixed?

Not necessarily. A stain that dries between storms means the leak is weather driven and still there. Drying is the wall doing its best, not the problem going away.

Can I just have it resealed?

Sometimes sealant is genuinely the right repair, at a penetration or a joint designed to be sealed. It is the wrong repair when the real issue is missing flashing or a drainage path, and in that case sealing makes it worse by holding water in.

Should I deal with the mold myself?

Small surface spots on a hard finish are usually manageable. Anything spreading behind drywall or insulation needs the wet material removed and the source stopped, otherwise it returns. Cleaning visible growth while the leak continues is temporary by definition.
